Rental Application Requirements

Thank you for your interest in a Porch Property Group rental. To qualify, all applicants must meet the following criteria:

Financial Requirements

• Credit Score: 550 or higher
• Debt-to-Income Ratio: 45% or less
• Income: 2.5x the monthly rent (alone or combined)
• No bankruptcies in the past 5 years

Application Requirements

• 2 references (landlord or employer) from the past 5 years
• No evictions in the past 5 years
• Everyone 18+ in the household must apply
• No more than 2 people per bedroom
• No smoking allowed on premises

Landscaping

• Multiplex (3+ Unit Building): $25 (monthly)
• Duplex (2 Unit Building): $50 (monthly)
• Single Family Residence: Tenant Maintained

Pet Policy

• Pet Rent: $15/month per pet
• Pet Fees (non-refundable):
  • 1 pet: $350
  • 2 pets: $500

Fees (All Non-Refundable)

• Application Fee: $75 per applicant

How to Apply

Applications are processed on a first come, first served basis and take up to 48 hours to complete.

Please submit the following documents for each adult applicant:

• Copy of driver's license (front and back)
• 3 months of paystubs
• Employment verification letter
• 3 months of bank statements

What's Due Before Move-In?

• First month's rent
• Security deposit
• Admin fee
• Pet fees (if applicable)
